Dear Prospective Resident's):

Some of the criteria that will be used but will not be limited to determine your eligibility for residence/residencies are as follows:

Required Identification
Samples of Documents that Establish Identity and Social Security Number:

    Driver's license or ID card issued by state of federal government agencies
    US Military Card, or Military dependent's ID Card
    U S Passport or Alien Registration Card with Photograph
    U S Social Security Card
    U S Citizen ID Card

Property Management Systems, Inc. requires you to complete an “Application for Lease” form and to pay a non refundable application fee, to then allow Property Management Systems, Inc. to proceed with requesting the following reports:

 

Credit History
A requested comprehensive credit report from a credit reporting agency. These agencies will also scan to verify the information you have submitted on your application. Any inconsistencies or invalid responses from the agency may result in further requests for information.

Criminal Background Check
A requested comprehensive criminal background check. These agencies will also scan to verify the information you have submitted on your application. Any inconsistencies or invalid responses from the agency may result in further requests for information.

Employment
Verification of your current and former employers in order to verify employment or retirement and also verify your monthly income. If you are self-employed we will need to see a copy of your most recent tax return; a copy of your most recent bank statement; and copy of your most recent financial report. Based on how long you have been continuously employed and verification of your income, we will consider this for your employment history.

Income
The standard income is that you and all applicants combined should earn gross monthly income of at least three (3) time the monthly rent, but other consideration are taken in account when submitted with application. Note: Applicants who receive assistance from government agencies and other income will be noted and will be considered. We will need to see a copy of your paper work on this additional income and/or assistance.

Rental History
Verification with your landlords for the previous five years to verify the length of your residency with them. And verify the amount of rent that you paid, and if you have had any compliance problems with your lease agreement's) and or about NSF checks and late payments, etc.

Based on your application and verified information your application will either be approved, approved with special conditions, or denied.
